Home Equity Can Help Seniors Live Longer And Have Healthier Lives

How older adults can lessen the likelihood of a condition becoming uncontrolled by taking out a mortgage.

Home equity is a significant source of wealth for many older Americans as housing values reach new highs. The influence of utilizing equity to pay for unexpected medical treatment on outcomes is the subject of a new study from the University of Wisconsin-Center Madison’s for Financial Security.

By the age of 65, about 35% of older persons have been diagnosed with a serious disease, rising to 65% by the age of 90. Despite the fact that the majority of older persons have Medicare, approximately 20% of medical expenses are paid out of pocket.

From 1998 to 2016, researchers looked at data on wealth and income, housing tenure, health status, and specific socio-demographic factors. Respondents were tracked from before the commencement of one of four costly conditions (diabetes, heart disease, lung disease, or cancer) until 2016, or until they dropped out of the study.

Following a health shock, older persons struggle to regulate disease, according to the study. At the time of diagnosis, 27% of persons aged 65 and older had biomarkers that indicated that the disease will not be successfully controlled in the future. Out-of-pocket yearly health expenditures for these people rise by more than $2,126 per year. Because earnings remain level after diagnosis, this rise in health costs is not offset by an increase in earnings.

Borrowing on a mortgage lowers the chances of a condition becoming uncontrollable. An extra $10,000 in new mortgage borrowing is predicted to lessen the risk of the disease being uncontrolled by 9.3 percentage points – a 33 percent reduction in the baseline rate of disease uncontrol.

“It is not the stock of house equity that is connected with the ability to manage a condition, but the extraction of home equity, particularly through borrowing,” the survey stated. “The ramifications of this result for public policy and the function of home equity as a resource for enabling economic security and well-being in later life are significant.”

Borrowing through a new mortgage is not available to everyone over the age of 65. Some homeowners are hampered by high levels of mortgage debt and a lack of cash flow to make monthly payments. Future policy and market developments could investigate strategies to boost older homeowners’ access to home equity in a safe and effective manner.
